M&S Engineering, LLC is seeking a qualified Right of Way Agent at our Woodlands, Texas location. The incumbent must have experience in utilities, primarily in Electrical Transmission and Distribution.
Responsibilities
- Responsible for the acquisition of land, land rights, licenses, leases, permits, and other documents necessary for the construction, operation and maintenance of electric transmission and/or distribution lines.
- Have the ability to handle complicated negotiations with landowners (or their designees) for the acquisition of rights relative to the construction, reconstruction, enlargement or maintenance of electric transmission and/or distribution facilities.
- Settle damage claims with property owners (or their designees) relative to property damage caused or created during the construction, reconstruction, enlargement, maintenance or removal of transmission and/or distribution facilities.
- Search courthouse and other records as may be available to determine present property ownership(s) and the extent of interests therein.
- Preparation of documents for rights of entry, damage claims, contracts, easements, licenses, leases, permits, options to purchase and other documents as may be necessary to acquire rights for electric transmission and/or distribution facilities.
- Assist in providing functional support to other Divisions in regard to questions and procedures in the acquisition of land and land rights.
- Act as a witness and assist in the selection of witnesses and commissioners in connection with condemnation and/or other court actions involving electric transmission and/or distribution facilities.
- Maintain property owner files, maps, drawings, exhibits and detailed progress reports.
- Review vouchers for payments of expenses incurred in the acquisition of land and land rights involving electric transmission and/or distribution facilities such as, but not limited to: contractual obligations for the purchase of options, easements damage claims settlement, attorney fees, outside appraisal services and contractor invoices.
Qualifications
- Associates degree in real estate, business, engineering, or related field or equivalent education and/or experience, with a minimum of 4- years’ experience in the acquisition of right-of-way or real estate activities; OR, Bachelor’s Degree in real estate, business, engineering or related field with 2-4 years of related experience.
- Utility field experience is required.
- Must pass a background and drug screen, post offer.
- Ability to travel to various destinations.
- Valid driver’s license with a clean driving record required. NO EXCEPTIONS
- Current ERW license through the Texas Real Estate Commission or the ability to obtain within 90 days of hire.
